Provide and/or direct the creation of reports and analysis for to aid in making informed decisions on the affects of certain variables to GID s returns for both its existing and proposed assets. Be primarily responsible for the various weekly, monthly, quarterly and annual reporting requirements covering the individual West Region assets as required by COO. Have direct asset management responsibilities for the following: Establishing the investment strategy and business plan for each asset in the assigned portfolio and coordinate with the appropriate Portfolio Manager the objectives of maximizing property income, cash flow, and long term value. Forecast income and expense projections, capital requirements, risk-return analysis, and hold/sell recommendations. Become a market expert in geographies and property sectors on assigned properties and represent GID in the marketplace.Understand the competitive properties in the market, current and future trends in demographics, job growth, economic drivers, product supply as well as any other market forces. Visit and review properties, regularly tour competing projects and document changes as appropriate.Interact with Portfolio Manager and Investors on property and market tours. Developing hold/sell analyses and annual business plans determine cost/benefit of major capital improvement projects and handle various asset management issues. Responsible for managing retail brokers, lease negotiation and appropriate tenant mix.Oversee existing retail tenancy through coordination with on-site property management. Perform quarterly internal valuations and manage annual third-party appraisal. Develop interior and exterior renovation programs for multifamily properties by teaming with property management in creating a business plan with appropriate return on cost. Overseeing the disposition and marketing of assets designated for sale; including the selection and coordination of investment sales brokers in the marketing process and negotiation of the purchase agreement and closing documents. Once acquisitions are committed to and approved by Investment Committee take over and manage the closing of the acquisitions and the orderly transition to Operations and execution of the acquisition business plan. Overseeing various joint venture partnerships to ensure that the JV partner is meeting milestones according to plan and that all interests remained aligned. Manage the acquisition of the JV development partner s membership interest in joint venture development properties.Specific responsibilities include managing the underwriting process with input from the Operations Group; negotiating the purchase price and transaction documents; ensuring all development obligations have been fulfilled; and presenting to Investment Committee for approval of the transaction. Team with Real Estate Tax consultants and internal Tax appeal process to minimize expense. Network within the real estate community to determine the appropriate contacts within markets and evaluate, which will be the most beneficial in ensuring the successful execution of GID's long-term business plan. Essential contacts to be established and maintained include competitors, brokers, management companies, developers, potential sellers, and data providers. Supervise and train staff members. Assign duties for responsibilities within the portfolio to team members and provide mentoring and career guidance to team. Requirements Master's degree (M. A.) or equivalent; or ten to twenty years related experience and/or training; or equivalent combination of education and experience.
