Job Responsibilities and Requirements: Responsibilities and Duties Work with the client from the start of each project to ensure you understand the project scope and vision Review tenant finish plans/CD s with architect to determine if plans are in accordance with pricing plans Receive and analyze contractor pricing Negotiate with landlord s project/construction manager on value engineering items that may be required to keep project on budget, taking into consideration the needs of the office and HDR financial objectives. Prepare prelim and final budgets which will include furniture, move and TI costs. Track project budget and schedule to meet goals. Approve change orders as required. Develop project phasing plans, as required Site visits as needed during construction. Review the work performed by the construction team, in conjunction with the design team, through to completion and require that the materials furnished and the work performed are in accordance with the drawings, specifications and contract documents Read and understand lease Workletter for adherence to language, dates, budget, and building rules & regulations Plan clarification with GC/LL s PM if necessary Coordinate through the construction team the work of all subcontractors (including furniture vendors, cabling vendors and any and all other subcontractors whether they are employed by landlord or HDR) until final completion and acceptance of the Project by Client. Chair weekly meetings with GC/LL PM, other HDR team members to cover: o Coordination with contractors, IT, furniture dealer, Regional Facilities Coordinator (RFC) and move manager to define critical dates. o Review Schedule o Track Budget o Security o Staff Safety (especially if project is in existing tenant space) o Trouble shoot any items that come up during project Coordinate with national furniture dealer to complete furniture plans. Check plans for adherence to corporate furniture standards. Approve furniture quotes and submit requisitions. Review Furniture Plan with end users. Weekly meetings with client during project to keep them posted on status, address any concerns Administrative Duties o Requisitions for TI s and FFE o Invoice approval/forward for payment o Send Move Coordination sheet to Move Manager Site visit with move manager if needed to evaluate scope of work, meet with end users about purging, meet with movers, etc. Travel to project site for move weekend if needed. Qualifications and Experience Bachelors Degree in Construction/Project Management, Interior Architecture or Design or related field. 5- 7 years experience in Project/Construction management preferably in Corporate Real Estate arena. Autocad profecinecy. Some ability to Create architectural designs based on customer input and feedback Ability to read blueprints, structural drawings and plan sets Microsoft Office proficient Microsoft Project or other PM software proficient Construction Knowledge o Working knowledge of building mechanical, electrical and HVAC systems to be able to communicate with GC s and other construction trades o Knowledge of construction costs to evaluate initial pricing and contractor bids to be in line with industry standards, and existing condition of selected building Demonstrated leadership skills Excellent client-facing communication skills Outstanding communications skills with requisite gravitas to deal with C-level executives Ability to adapt to and overcome internal and external challenges Adapt to and overcome cultural and technical challenges.
