Job Responsibilities and Requirements: Duties and Responsibilities: Establish and maintain relationships with electrical subcontractors and suppliers. Provide current information on electrical subcontractor and material costs for historical company usage. Utilize all elements of the CMData system in providing estimating and value engineering services. Prepare electrical estimates, value engineering proposals and outline specifications. Determine voids, duplications and ambiguities in electrical documents and resolve with Architect and/or subcontractors before estimate close-out. Participate as required in the final review and presentation of the estimate. Participate as required with the preparation of the construction schedule. Prepare post bid analysis on electrical quotes. Review the design documents and participate in information gathering meetings with clients and designers to obtain a thorough understanding of the project scope. Secure necessary specialty subcontractor/cost consultant input and direct their participation in the estimate process. Review and document the subcontractor's and cost consultant's input to the estimate. Thoroughly understand the parameters, inclusions and exclusions of the subcontractor's estimate input. Prepare the Outline Specifications in a level of detail consistent with the level of design and document any assumptions required to prepare the estimate Maintain an audit trail from one estimate to another and document the Budget Deviations accurately Prepare a value engineering study to outline pricing parameters and associated system input, utilizing the CMD system. Evaluate value engineering's impact on the schedule. Compare electrical estimate against CSI checklists to ensure that all systems/components were considered for inclusion. Check estimates for reasonableness with historical cost and quantity information. Confer with the Project Manager in preparation of the electrical bid packages to ensure completeness and accuracy. Analyze subcontractor quotes for completeness and record potential bid results. Prepare cost information for inclusion in historical data bank for CM projects. Knowledge and Skills Required: Previous experience in estimating and preparing conceptual estimates. High degree of construction knowledge and analytical skill required. Computer experience using Excel and Onscreen. Excellent verbal and written communication skills essential. Required Education and Experience: Bachelor s degree from an accredited four-year college or university in architecture, engineering, construction management or related field required. Minimum 5 years of experience estimating Type 5 construction projects (i.e. multi- family, student housing, and/or senior living). Proficient with quantity take-offs using software such as On-Screen Takeoff or QTO. Proficient with Excel. Understands the various systems that are common in Type 5 construction. Proficient at value engineering. Comfortable with meeting with owners and defending the estimate that has been prepared. Good presentation skills and is comfortable in owner interviews. Good working relationship with the trade contractors that are common in Type 5 construction here in the Valley. Willing to learn new estimating techniques as the technology changes. Valid Drivers License Work Environment: Field and/or office environment, with occasional construction site touring requiring walking and wearing personal protective equipment.
