As a Data Center Acquisitions Analyst, you will have a key role in helping to drive the team's overall location strategy, site selection, and portfolio management for s owned and leased data center sites and related infrastructure. In particular, this position will focus on forging new frameworks and providing the analytical support for s global data center acquisition and site selection work. You possess substantial knowledge and experience working in the real estate investment, acquisitions, or development industry, with knowledge of alternative real estate transaction structures, approaches, and best practices. You will bring in-depth expertise in financial modeling, and possess strategic analytical skills, in addition to rock-solid project management and collaboration capabilities. You should have people and project management experience, and be someone who understands and seeks to support the larger strategic initiatives of the company, as well as the broader Global Infrastructure team. You are a proven professional with a track record that matches our philosophy of leading by innovation, and who has the ability to deliver against aggressive deadlines while striving for cost reduction and highly effective solutions. 's Data Center Acquisition Analyst works successfully across diverse circumstances, expectations, environments, cultures, paradigms and technologies. You are adept at strategizing, structuring, and analyzing a range of mission-critical transactions in diverse settings and with diverse parties, and will be willing to work on initiatives large and small, with only the support of small, focused teams. You will have in-depth financial modeling capabilities, and strategic analytical skills. You plan requirements with internal customers and usher projects through the entire project lifecycle. This includes managing project schedules, identifying risks and clearly communicating goals to project stakeholders. From developing and maintaining our data centers to building the next generation of platforms, we make 's product portfolio possible. Responsibilities Lead financial analysis and project management activities for key projects and initiatives, including support for business relationships with third parties to find mutually beneficial solutions. Interact with diverse technical and non-technical groups spanning all organizational levels. Develop strategic financing structures; project management from start to finish and handle multiple priorities and complex projects simultaneously. Devise and model complex analytical and quantitative scenarios, build out pro-formas, and develop compelling executive presentations, collaborate across broad stakeholder teams, working cross-functionally in a fast paced, ambiguous environment. Identify, develop, and implement process/system improvements and drive continuous improvement, optimization and think outside the box and come up with commercially and technically creative solutions, working independently and thinking dynamically in an ambiguous environment. Qualifications Minimum qualifications: BA/BS degree in Finance, Economics, Business, Real Estate, Engineering or equivalent practical experience. 4 years of experience in a real estate acquisitions and/or investments role. 4 years of experience with industrial or data center REITs (acquisition, development, acquisition, or divestiture). Experience with wholesale colocation, site selection for high-technology, industrial-scale projects. 4 years of experience in alternative real estate transaction structures, approaches, and best practices, and related development processes. Analytical, quantitative and technical/computer experience developing and building model scenarios. Preferred qualifications: Experience and comfort working internationally. Familiarity with data center and colocation industry, industrial class electrical and cooling technology, power transmission/distribution, telecommunications infrastructure, and/or other related areas of technical expertise. Demonstrated track record of developing innovative transactions. Ability to learn new business and technical skills quickly and to adapt to changing environments. Time management and organizational skills, highly adaptable to changing business needs, and handle multiple priorities Ability to travel 25% of the time as required.
