You must demonstrate the ability to efficiently plan and prioritize all deliverables and resources across multiple projects and working groups spanning design and technology. This position requires you to manage stakeholder expectations, schedules, budgets, assets and scopes because organization and attention to detail are in your DNA. You will work closely with internal teams and external partners. You will make decisions and find solutions quickly and with confidence, and not expect someone else to show you the right way forward. You are the right person for this position if you take ownership of your work, display a great deal of initiative, possess common sense, sound judgment, and a sense of humor. The Construction leader for Amazon Books will lead a team focused on all activities related to construction of the physical locations with end-to-end responsibility for the following core activities and functions: Site Qualification: manages strategy and requirements of the Landlord work letter for physical locations, working closely with Real Estate and Store Design. Contracting: oversees strategic relationship management and execution, evaluation and hiring of General Contractors, project management/coordination and cost/budgeting for General Contractors. Develop tools and processes to drive improvement Create and help build tools and processes to improve accuracy and scale. Budget oversight and management: oversees budget development, approval of bid packages, along with leading strategic cost saving initiatives to deliver cost effective store construction solutions in partnership with Store Design. Develop a framework for store cost analysis: determine the right KPI, and drive improvement accordingly. Construction: oversees construction schedules, construction administration, including monitoring of construction quality and schedule, ensures completion of projects on time and on budget, conducts punch-list inspections, and closes out construction contracts. Facilities Management: manages the strategy and execution of the preventative maintenance, contract services and repairs program for the entire portfolio of Books stores. Business Process: Develop tools and processes to drive improvement for budget and schedule accuracy that will help us scale. Mentor and lead the team: Manage a team of 4 to 6 to deliver all of the above. Basic Qualifications 10 years of experience in the construction management of commercial buildings, demonstrating progressive responsibility and growth within the construction/facilities industry 5 years of managing direct reports BA/BS degree from accredited university General knowledge of Building Code Experience building and manage budgets that are several million dollars Proficient in MS Excel, and MS Project Experience in negotiating commercial contracts (master agreements / work-orders) Ability to lead negotiations, prioritize complex deliverables and manage large scale meetings and discussions Experience managing and/or working closely with store designers Have strong project management experience and facility management experience Familiarity with business process documentation and improvement Demonstrated analytical skills; business trend analysis and forecasting Nimbleness and comfort with ambiguity; demonstrated track record of creative problem solving; thinks big, starts small, grows fast Outstanding written and verbal communication skills Preferred Qualifications MBA Experience with building at scale for national retailer Excels at delivering results in a fast-paced, ambiguous environment Self-motivated, able to work both independently and collaboratively within a team as projects dictate Loves books.
