Job Responsibilities and Requirements: Position Description: Responsible for the planning, management and implementation of major repairs and capital improvement projects, including the development of project management plans, budgets, scopes, schedules and spending projections. Manages pre-design, design, bidding/negotiation and construction processes Oversees and coordinates internal and external resources and project teams, includes securing and negotiating services, fees, terms and conditions, preparing contract requests, work orders and purchase orders using GGP s capital management application, Proliance. Develops individual project management plans that include scope definition, schedule and cash flow projections, budget and tracking systems. Communicates updates and reports to management and tenants. Evaluates project goals, identifies opportunities and constraints, analyzes life-cycle cost considerations and possible alternatives as required. Assists Senior General Manager and Senior Operations Manager with identification of projects for capital improvements and development of short and long term capital planning and budgeting in collaboration with National Operations and GGP Leadership. Manages the overall design and/or pre-construction services of each project. Develops proposal requests, communicates project requirements, obtains proposals and negotiates fees from consulting professionals and/or develops design requirements and specifications for bidding independently (self-performed). Provides project and construction management services during construction phase of each project. This includes monitoring the overall progress and quality of construction through weekly meetings with designer and contractor, effectively managing changes and cost, ensuring work is completed in accordance with contract documents, managing unforeseen/unusual conditions and documenting outcomes to validate cost and schedule changes. Establishes substantial completion and follows up with completion of punch list items to close out project with warranties and guarantees. Requirements Qualifications: 5+ years related work experience in facilities design or management in commercial facilities for an owner/developer; 10 years preferred Construction and project management experience including budget preparation and forecasting along with planning, design and construction experience Bachelors degree in engineering, architecture or construction management preferred Ability to review and interpret design and construction documents (drawings and specifications), Knowledge of laws, ordinances, county permitting process, rules and regulations relative to labor and construction Strong interpersonal skills, andexcellent verbal and written communication skills with all levels of an organization Ability to prioritize daily in a high profile, fast-paced and high volume environment Computer skills required for wide-range of applications enterprise-wide.
