Job Responsibilities and Requirements: The Senior Construction Administrator works with internal underwriters, lenders, project managers, and owners primarily to mitigate the risk of mechanics liens claims and litigation costs during construction. This unique role is one that demands an ability to facilitate communication between parties and to resolve or to advise underwriters in regard to the issues related to each construction draw. The role supports and advises underwriters located throughout the United States. Essential Functions Reviews and analyzes construction documents, such as: Pay applications change ordersInvoices Lien waivers Updated sworn construction statements Updated project balance statementsDetermines which payments require lien waivers Complies with terms of disbursing and escrow agreements Complies with internal processes and confidentiality Communicates as appropriate to internal underwriters, lenders, project managers, contractors, and owners any issues or questions regarding the construction draws and draw documentation Works with underwrites to provide creative solutions to issues such as: mechanic liens; erroneous, missing, or ambiguous lien waivers; missing or questionable draw documentation; and project imbalances.Establishes and maintains internal and external relationships Knowledge and Skills Technology Used Strong attention to detailStrong organizational skills Excellent written communications skills Escrow funds control skills preferred A high level of discretionary judgment as to appropriate communications Ability to explain to or negotiate with parties possessing a wide range of sophistication and contrary interests Ability to manage multiple projects taking place over many months Ability to identify and establish appropriate tracking solutions unique to each project Ability to interpret various transactional documents such as disbursing and escrow agreements, loan agreements, construction contractsAbility to interpret and evaluate project budgets Typical Education Bachelor's degree preferred Typical Range of Experience Minimum of 3 years project management, in-house counsel, or accounting experience with a developer, construction lender, general contractor, or contractor preferred.
