Job Responsibilities and Requirements: Essential Job Responsibilities Assists in development, updates, and revisions to all Residential Construction lending policies and procedures. Conducts internal training for Mortgage Loan Originators (MLOs) and Mortgage Operations staff regarding construction process dynamics, related laws and regulations, and proper inspection procedures. Appropriately communicates and interacts with borrowers, builders, sub-contractors, vendors, and mortgage loan officers throughout the construction phase of loans. Works with borrowers and builders to order and process all requested inspections which includes: ordering of lien updates and/or surveys review of all necessary documentation verification of adherence to guidelines review and collection of properly executed affidavits calculation/confirmation of all draw disbursements Adheres to Construction Draw Administration procedures while ensuring all approval requirements set forth on the loan approval are followed prior to disbursement of funds. Reviews all title insurance commitments and/or policies and resolution of issues that impact future draw availability. Reviews and oversees all general ledger and system entries related to construction draws, fees and vendor payments. Reconciles accounts related to construction phase of loan. Completes and/or coordinates the distribution of all necessary 1098 reporting for subcontractors. Reviews all construction loan and LIP (Loans In Process) reporting for accuracy and works with management on necessary adjustments. Establishes and maintains a working knowledge of loan boarding and processing within the Encompass System as well as the Silverlake servicing system in support of proper interest billing and posting of construction related entries. Bona Fide Occupational Qualifications A high school diploma or equivalent is required. A minimum of three (3) years construction loan servicing experience is required. Construction administration experience is preferred. Experience must demonstrate knowledge and an understanding of real estate documents, including Construction Notes and Mortgages, Construction Loan and Disbursement Agreements, surveys, title insurance policies and commitments, and payment applications, such as appraisals, AIA forms, contractor certifications, and lien waivers. Strong computer skills and attention to detail are critical, as are excellent customer service, problem solving and communication skills. Experience using the Encompass and SilverLake systems is preferred.
