Job Responsibilities and Requirements: The Contracts Administration Negotiator adheres to the contract policies and procedures established by the Contracts Management Group to support and achieve corporate risk mitigation goals. Contributes in developing the strategic direction of the contract review process to identify the most significant impacts to the business. Analyzes, reviews and negotiates contract provisions to ensure proper execution and compliance while accommodating and servicing the end customer. Develops negotiation strategies to combat complex contractual issues and reinforces corporate mitigation initiatives. Builds and maintains relationships and effective channels of communication with internal and external customers to facilitate successful negotiations. Provides guidance and training on contract knowledge to develop and support the contracts team. Tracks and reports financial and operational performance pertaining to department functions. Understands the business case and has an appreciation of financial/risk implications ESSENTIAL FUNCTIONS 1.Support Contract Review and Negotiations to Mitigate Risk Mitigate financial risk. National Builder and Complex Contract Review & Negotiations. Gauge levels of financial risk within the contract review process. Act with a sense of fiduciary responsibility. 2. Reinforce Communication and Reporting Responsible for the preparation and dissemination of reports as directed by management which includes ad hoc reporting. Collect and analyze data to detect deficient contract management practices. Prepare reports by collecting, analyzing, and summarizing data; making recommendations regarding trends and recommended next steps. 3. Collaborate Effectively Across Organization Work with managerial staff in both the operational and legal departments to complete tasks. according to industry best practices. Perform in a cross-functional role for other business elements, e.g. finance, legal, operations. Meet Service Level Agreement (SLA) standards set for both TopBuild Corporate & Operations. 4. Contribute to Best Practices and Continuous Improvement Maintain current knowledge of construction industry regulations, trends and practices. Identifying if and where processes are not working as they should, and advising on changes to be made. Develop continuous improvement implementation and strategy in key functional areas. Maintain professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks within the contracts management industry. EDUCATION AND CERTIFICATIONS Minimum Degree: Bachelor s Degree Course of study: Legal, Business or Risk Management Special Certification or Licensing: Certified Professional Contracts Manager (CPCM) Certified Commercial Contracts Manager (CCCM) Special Requirements: Expert level in office applications including Word, Excel & PowerPoint Expert Skills in Contract Negotiations EXPERIENCE Minimum experience: 5-10 Years in Contract Review and Negotiations Proficient in Microsoft Word Office applications including Word, Excel, and PowerPoint Required Industry Experience (Construction, Insulation, Trades, etc.): Specify: Construction/Real Estate Functional Specific (Project Management, Commercial Sales, Home Services, etc.) Contracts Review/Negotiation Management Juris Doctorate Legal Age Requirements: At least 18 years of age TRAVEL REQUIREMENTS Type of Travel Required: None.
