Job Responsibilities and Requirements: This position is responsible for leading teams in a matrixed organizational structure to deliver completed projects by managing the design and construction schedule, quality, and budget through construction and post-occupancy phases. Core areas of focus include: contractor management, design evaluation, budgeting, cost estimating, scheduling, communications, and data analysis. Responsibilities of this position include: Plan and lead all aspects of construction and post-occupancy phases including compliance with planned budget, schedule and scope/quality criteria. Ensure compliance with contracting policies and procedures for all assigned contracts and enforcement of contract provisions. Provide accurate and timely reports of construction progress and forecasts. Develop construction contract scopes of work. Supervise activities related to contract administration, change orders, submittals, procurement, project financial projections, and schedule requirements to ensure projects are completed with quality and are profitable. Develop reports, memoranda, letters and other documents regarding project issues for distribution. Work with engineers, architects and construction contractors regarding normal and unusual project problems and phases. Ensure the maintenance of detailed records of project activities, findings, progress and results. Responsible for extensive project plan reviews - both in terms of overviews to key decision-makers and red-lining of consultant submittals. Participate in the development of construction design guidelines, Basis of Design, functional programming, and specifications development. Support a collaborative, multi-faceted approach to design, problem solving, and construction. Qualifications: Bachelor s Degree in Architecture, Engineering, Construction Management or related area is preferred. Must have at least 10 years of experience directly managing large projects from construction through closeout. Knowledge of building design and construction systems. Prior experience working collaboratively with design and construction teams. Experience in the review and negotiation of agreements and contracts. Strong organizational and communication skills. Knowledge of alternative forms of project delivery including CM/GC, GC/CM, CM at Risk, Design Build, and P3. Experience with project management systems such as Prolog and PlanGrid highly preferred.
