Job Responsibilities and Requirements: JOB RESPONSIBILITIES: 1. Relationship Building: Develops trust and confidence through support, open and frequent communication, understands owner expectations, consistently meets commitments and expectations, provides follow-up, and seeks formal and informal feedback Commit to EMJ s primary focus of providing the best client experience by understanding the client s real needs and vision and exceeding their expectations Thinks creatively and is proactive in problem solving to deliver unique value to clients Creates an exceptional experience on projects for owners by understanding the vision, project goals, roles and responsibilities, and encouraging collaboration Establishes and maintains good conflict resolution practices Generates ideas and determines methods which create value and reduce risk for the client and project team 2. Collaboration: Works collaboratively and effectively with the project team, subcontractors, owners, architects, engineers, etc. throughout the project Communicates with owners and architects about progress and any necessary modifications of plans Conducts onsite meetings with architects, engineers, and owners, etc. Attends subcontractor buy-out meetings with Preconstruction Managers and Project Managers 3. Cost Control: Develops a cost-effective plan and schedule for completion of project following a logical pattern to meet scheduled completion dates Tracks and maintains construction schedule to achieve completion of project within time and budget allocated 4. Planning/ Coordination: Participates in development of Project Start Right action items and responsibilities Prepares and conducts subcontractor meetings Develops a long-term plan and short-term look ahead schedule to meet the contract completion date Develops short-term look ahead schedule and coordinates daily work of EMJ team members and subcontractors working on various phases of the project Reviews and understands all contract documents (plans, specifications, testing requirements, as-built requirements, close-out requirements, etc.) Works with Project Manager in obtaining all requirements of the local jurisdiction to obtain final approval or certificate of occupancy prior to completion date Works with Project Manager to prepare and conduct preconstruction meetings Oversees/ conducts/ documents weekly coordination meetings with subcontractors as necessary Accurately and timely prepares daily reports, and field documentation, including jobsite photos 5. Leadership/ Supervision: Understands, follows, and promotes jobsite policies, company policies and procedures Delegates work and responsibility appropriately and keeps team members accountable for their work Assists and empowers team members to make decisions in a timely manner Achieves project goals for schedule, quality, and profitability May recruit and identify potential superintendents. Conducts interviews with prospective superintendents and assists in hiring decisions Issues Field Work Orders and Notices of Non-Conformance Documentation Takes leadership responsibility for ensuring clients vision and expectations are exceeded Work in partnership with Project Manager to ensure that safety and quality are maintained at the highest standard Work closely in partnership with the Project Manager to ensure that the project schedule and project fee are protected or exceeded 6. Quality Control: Conducts First Work Inspections Sets performance expectations of all EMJ team members and subcontractors Regularly reviews contract documents and ensures all (plans, specs, shop drawings, manufacturer s installation instruction, etc.) EMJ team members and subcontractors have updated contract documents and shop drawings Routinely inspects work being performed on the project to ensure quality is being achieved Compares shop drawings with contract documents for accuracy Schedules, logs and tracks testing and inspections 7. Safety: Oversee safety regulations and procedures Corrects any safety violations Oversees and conducts weekly safety meetings with all subcontractors Ensures jobsite is kept clean, safe, and secure at all times JOB REQUIREMENTS Greenfield construction project experience required Vertical construction experience preferred At least 5 years of experience supervising all phases of commercial construction projects or proven track record of demonstrative skills and abilities or compensatory ability recognized by High School Diploma (or GED or High School Equivalence Certificate) Knowledge and experience in technical aspects all phases of construction project Must be able to read and understand, plans, specifications, and shop drawings Must be goal oriented Willingness and ability to relocate with assigned jobs Computer skills using MS Office Training: May Obtain as Required: Viewpoint, Sharepoint, Procore, Pheonix Scheduling Software, MS Project Certificates/ Licenses: OSHA 30 hour minimum, First Aid- CPR, Certified Competent Person (Fall Protection, Scaffolding, and Trenching). May Obtain as Required: SWPPP Training, LEED, Air Quality Control, STSC Certification.
