Job Responsibilities and Requirements: The global portfolio is approximately 8M square feet with a current Operating Budget of approximately US$180M. Directly oversees a staff of three and outside consultants and brokers as required to resource assignments. Partners with senior executives to facilitate strategic company real estate initiatives (e.g., business planning of current and future requirements, financial analyses, budgeting and other real estate requirements). Oversee international and domestic real estate portfolio activity to ensure continuity from inception through completion of projects as well as day-to-day directives. Develop and implement the real estate component of business plans for various WB business units (i.e. acquisitions, dispositions and all other real estate matters as required). Strategically review and develop portfolio plans as appropriate taking into account business needs, market conditions and portfolio profile. Assist with the development and submittal of annual capital and operating budgets for portfolio. Actively participate in the capital review and evaluation process for WB business units and leaseholds. M&A due diligence on real estate holdings. Coordinate portfolio plans with the parent company and other sister divisions (including the parent companys Global Transaction and Strategy Head). Appoint or act as lead for management of transactions including key interface to client, selection and management of real estate agent and other consultants, as required, to perform due diligence exercise of selected sites for business plan and budget parameters. Manage lease negotiations and financial comparative analyses for presentation to senior management; ensure the most cost-effective decisions for the company. Facilitate the legal review, execution and abstraction of lease documents. Ensure that all appropriate lease data is handed off to Lease Administration for proper lease accounting and data entry into data base. Pro-actively manage international portfolio to ensure that notice dates are considered in advance to maximize negotiating leverage; ensure that lease rates are reflective of current market, and seek opportunities to restructure leaseholds. Disposition of leaseholds, in part or in whole, as required to maximize and preserve company assets. Assist the project management, facilities management, space allocation, lease administration, legal, finance and other functions as needed. Coordinate transactional activities with the parent company and other sister divisions (including the parent companys Global Transaction and Strategy Head). BA/BS degree required; Master s Degree in Real Estate related field preferred. Minimum 10 years professional experience in real estate portfolio and transaction management and financial analysis required. Minimum 7 years of international experience required. Entertainment experience preferred. P/C skills required. Strong financial analysis skills required. Working knowledge of project management activities. Administrative and operational knowledge required. Must be able to accommodate extensive international travel schedule (approximately 25%). Must be able to work extended and flexible hours as needed to accommodate international time zones. Must be able to communicate effectively with all levels of management, orally and in writing. Must be well organized, able to effectively handle multiple project teams and work under time constraints to meet deadlines. Must be able to maintain confidential information.
