Job Responsibilities and Requirements: Seeking an experienced Construction Director to manage multi-family/affordable housing development projects located in New York City as part of Gilbane s expanding multi-family and affordable housing business. Candidate must be from the area and have a keen understanding of multi-family, affordable construction. The ideal candidate will be able to manage the implementation of multiple development/construction projects concurrently including coordination of architects, engineers and general contractors to ensure all project cost, quality and schedule objectives are achieved. Education/Experience Requirements Minimum 10 years experience as Construction Project Manager or above. Excellent verbal and written communication skills (previous work with architects, contractors, engineers, tenants and owners) Demonstrated ability to coordinate and work with City/State and Federal agencies (NYC, EDC, HPD, HDC, DOB, DEP, OER and NYS DEC) would be a plus, as would experience with community relations (re: communication/coordination of construction activities) and experience with large-scale abatement/demolition work. Demonstrated project financial controls experience Experience coordinating with banks/financing entities Demonstrated leadership, management and motivational skills Strong construction field experience related to schedule, QA/QC and FF&E (Furniture, Fixture and Equipment) Computer literate: program/project management software, cost and scheduling software, Excel and Word Knowledge of all building systems: structural, building enclosures, MEP systems, etc. Experience with multiple construction methodologies including wood construction, block and plank construction, concrete and steel frame. Demonstrated experience with contract management issues including bidding, change orders, budgets and negotiating contract terms and conditions. Bachelor s Degree in construction, structural design, engineering or related field preferred Job Responsibilities Oversee construction of entire project: coordination of architect, engineers, design and construction team, subcontractors, brokers and tenants/purchasers. Identify, understand and oversee implementation of all client and tenant needs from groundbreaking to final tenant move-in. Review site staging and site logistics plans Review site safety plans Review plans and specifications for completeness and to help ensure properly coordinated among disciplines Assist with facilitating/expediting permitting process Assist with packaging of work Prepare monthly reports (internal) Review monthly pay applications from contractor(s) Coordinate/oversee commissioning and punch list processes Interface with testing/inspection agencies Assure timely responses to submittals and RFIs, and help drive timely resolution of field issues that may arise Review/analyze bid pricing from general contractors Review AIA contract with general contractor Coordinate with Development Director and provide update and recommendations to keep project on schedule and within budget Coordinate and communicate scheduling Maintain control of all issues arising during all phases of project development Track and manage work in-process, leasing, change orders, permitting and final tenant move-in. Provide single point of customer contact Maintain a working knowledge of all services Maintain highest standards in client care Assist and drive development and implementation of processes necessary for successful customer delivery.
