Job Responsibilities and Requirements: Essential Job Functions: Maintains regular contact and builds solid working relationships with Property Managers and department leaders to ensure the highest level of customer service. Maintains and checks daily operating logs for the following: air conditioning, fan units, graph charts, utility meters and general complaints. Organizes work orders to be performed by Building Engineers. Ensures that building systems and tenant service requests are handled efficiently at the most economical cost. Strives for minimal equipment downtime. Oversees and adheres to established preventive maintenance programs. Assists in the development of the annual budget and RFP process for budgeted projects. Orders supplies and materials via written or verbal communications when approved by Property Manager. Maintains monthly inventory of expendable supplies and materials that are frequently used. Oversees and maintains records for supplies and materials that are received and stored. Maintains an annual inventory of permanent tools and equipment for each property. Ensures model and serial numbers are recorded with an exact description of each tool and piece of equipment. Maintains and records meter readings. Conducts weekly inspections of all engineering spaces and equipment. Prepares a written report for approval and posting by the Property Manager. Maintains organized building files. Verifies that all tools and equipment are available prior to commencing work. Submits monthly reports to the Property Manager on work performed and what is still outstanding. Responds to tenant complaints and ensures all reasonable measures are taken to satisfy the tenant s needs in a timely and efficient manner. Understands operating procedures and proper chemical treatment levels for cooling towers and boilers. Responsible for chemical treatment of machines at all times, including blow down of boilers covering weekdays and weekends. Maintains and checks service contractors work schedules. Ensures time, date, repairs are made and properly recorded. Completely understands the building life safety systems and what the procedures are in the event of an emergency. Coordinates evening fire alarm tests and ensures that the elevator capture system works properly. Other duties as assigned by Chief Engineer, Property Manager and Senior Chief Engineer. Requirements: Holds any necessary/required licenses based on building and jurisdictional requirements. A minimum of seven years previous building operations engineering experience. Experience with water pumping systems, cooling plant and all plumbing system components (including annual backflow inspections, faucet replacement/repair, toilet repair, and other general plumbing repairs). Effectively multi-task and recognize and address important and time-sensitive tasks and matters. Excellent communication, analytical and problem solving skills. Demonstrates organization skills with the ability to successfully manage multiple priorities in a dynamic environment. Team oriented, with the ability to build consensus and effective relationships in a cohesive business environment. Must have a passion for customer service excellence. Ability to use various testing devises and power tools related to the mechanical trades. May be on call as necessary. Valid Driver's License required.
